Niwot, Colorado: Homes and Neighborhoods
A small boutique town between Boulder and Longmont, with a historic Old Town on Second Avenue.
Living in Niwot
Niwot, CO homes sit in one of the smallest and most distinctive places I work. I think of Niwot as a boutique town. It sits along State Highway 119, south of Longmont and northeast of Boulder, about halfway between the two. The 2020 census counted about 4,300 people in Niwot.
Niwot has no city government. It was never incorporated, so it's governed by Boulder County, and much of what happens in town is organized by local volunteers. It's a small town in the truest sense.
The town was first laid out in 1875 along the railroad, and its name comes from the Arapaho leader Chief Niwot. Niwot means "left hand," which is why you'll see Left Hand Creek, Left Hand Canyon and the Left Hand Valley nearby.

How I help buyers and sellers in Niwot
I'm Carol Vanlandingham, a REALTOR® with eXp Realty. I've lived in this area for over 31 years, and my home base is Erie, a short drive to the southeast.
Niwot is a small market, so there are often only a few homes for sale at once and only a few recent sales to compare. That makes pricing and presentation more important, not less. If you're selling, I walk you through each comparable home so the price rests on reasons you can see, and I keep working after your home goes live. See how I sell a home, and for higher-priced homes, how I approach luxury listings.
If you're buying, being ready matters here, because the right home may not come up often. See how I help you buy.
Niwot neighborhoods
Beyond Old Town, Niwot has several higher-end neighborhoods. A few of the ones people ask me about most:
- Niwot Hills
- The Outlook Drive area
- Somerset
- Legend Ridge
Each has its own setting and style of home. If you'd like to know what's for sale in one of them, or what homes there have sold for recently, ask me and I'll send current numbers. Homeowners can start with a free home value report.
Old Town, schools and getting around
Old Town. The heart of Niwot is Second Avenue, a short stretch of storefronts preserved to look much as it did a century ago. The white two-story Grange Hall there was built in 1907 and is home to Left Hand Grange No. 9, the oldest active grange in Colorado.
Schools. Niwot is in the St. Vrain Valley School District. The town has Niwot Elementary School and one high school, Niwot High School, which offers the district's International Baccalaureate program. For details on any school, I'd point you to the district so you can look at the information yourself.
Getting around. State Highway 119, the Diagonal, runs right past town, so Boulder and Longmont are each a short drive in opposite directions.
If you're comparing towns, read about Longmont just to the north, or Erie, where I live. See all the areas I serve, go back to the home page, or send me a note about Niwot. You can also call me at (303) 522-3130.
