Investment Property and Fix and Flips Near Erie
A weekly list of homes that match what you buy.
Buying a property as an investment
Buying investment property near Erie is a different job from buying a home to live in. You aren't looking for a house you love. You're looking for one where the numbers work, and most of the homes on the market won't.
That means the hard part is sorting. An investor might look at a hundred listings to find two worth a visit. Most of the investors I work with are looking for fix and flips: homes that need work, in places where the finished home will sell.
How I work with investors
I'm Carol Vanlandingham, a REALTOR® with eXp Realty in Erie, Colorado. Before I was licensed, I fixed and flipped houses myself while raising my three boys. That's how I got interested in real estate, and it's why I look at a house a little differently. I notice the roof, the layout that could be opened up, and the repair that's bigger than it looks.
I'm working with more investors now, and here's how it goes:
- You tell me what you buy. Price range, area, type of home, and how much work you're willing to take on.
- I sort what's available. I go through the homes for sale using the databases I have access to and pull out the ones that match your criteria.
- You get a weekly email. A short list of homes that fit, so you're not digging through listings yourself.
- We move when one fits. I can show you comparable sales for the finished home and help you write the offer.
What you get, and what I don't do
You get a steady stream of matches, a second set of eyes on condition, and comparable sales so you can judge what a finished home might sell for. When you're ready to sell the finished home, I can list it using the same steps as every home I sell, described on my How I Sell a Home page.
Here's what I won't do. I won't promise a profit or a return, because nobody can. I'm not a contractor, an accountant or a financial advisor, so repair bids, taxes and how you finance the purchase are questions for those professionals. The numbers and the decision are yours.
The buying steps themselves are the same as for any buyer and are on my How I Help You Buy page. This page is general information and isn't investment, tax or legal advice.
Where I look
I work across Erie, Boulder County and the towns to the east and north, and the kind of home that works as a project differs from one town to the next. You can see the full list on my areas page, and read about Erie there.
To get on the weekly list, send me a note with what you're looking for, or call me at (303) 522-3130. You can also read about everything I do for buyers, or start from the home page.
Frequently Asked Questions
How do I get on your investor list?
Send me a note through my contact page with your price range, the areas you like and the type of property you buy. I'll add you to the weekly email of homes that match.
What kinds of properties do you send?
Mostly homes that suit a fix and flip, since that's what most of my investors want. If you're looking for something else, tell me and I'll sort for that.
Can you tell me if a property is a good investment?
I can show you comparable sales and tell you what I notice about the home. Whether it's a good investment depends on your costs and goals, and that's a decision for you and your financial advisors.
