Buying a home
How I Help You Buy a Home
How buying a home works with Carol Vanlandingham in Erie and Boulder County: get ready first, learn the market, search with a plan, and close with no surprises.
The short version
If you're wondering how to buy a home in Erie or anywhere in Boulder County, here's how I do it. Many buyers start by touring houses. I start by getting you ready, so that when you find the right one you can act on it with confidence.
My approach has four parts:
- Ready: you know your budget and you understand how we'll work together before we tour.
- Educated: you understand the process and what your budget buys here.
- Aligned: we search for homes that fit your real list, not everything on the market.
- Locked: a well-reasoned offer, then steady guidance through to closing.
Through all of it, I educate before I recommend, and you make the decisions. No question is too basic. This page describes my general process and isn't legal, tax or lending advice.
Ready: Know your numbers before we tour
I always ask buyers to get pre-approved by a lender before we tour homes. A pre-approval tells you what you can comfortably spend, and it tells a seller that your offer is real. The home buyers lose is often the one they weren't ready to make an offer on.
If you don't have a lender, I have a list of lenders I recommend, and you're free to use anyone you choose. Your lender is also the right person to explain loan types and any down payment help you may qualify for. I'll make sure you know what to ask.
Before our first showing, we also sign a written buyer agreement. It spells out what I'll do for you and how we'll work together, and I go through it with you line by line so there are no surprises. Ask me anything about it before you sign.
Then you and I sit down for a first meeting. I walk you through the whole buying process from start to finish and what each step looks like, so you know what's coming.
How I Help You Buy a Home
Educated: Understand the process and the market
Buying a home involves a lot of steps and a lot of new words. My job is to make each one clear before you reach it. I'd much rather answer the same question three times than have you sign something you don't understand.
We also look at what your budget buys in the towns you're considering. Prices and home styles vary from one place to the next, and it's better to learn that at the start than after you've fallen for a home that's out of range. Sometimes this conversation changes the search area, and sometimes it changes the wish list.
I'll tell you what I see in each home, good and bad. Before I was licensed I fixed and flipped houses, so I notice things like the age of a roof or work that was done poorly. I'm not a home inspector, and I'll always recommend a professional inspection, but I'll point out what I'd want looked at.
Aligned: A search built around your life
Before we look at homes, we get specific about what matters to you: how you spend your days, where you need to drive, what you want nearby and what you won't give up. That list guides the search, so you see fewer homes and better ones.
I've lived in this area for over 31 years, and I can tell you what daily life is like in each town, such as drive times, parks, recreation and where people shop. My areas page lists the towns I work in, starting with Erie.
If you can't be here in person, I do video tours. I walk through the home and the street with you on the phone so you can see what the photos leave out. Many of my relocation buyers narrow their list this way before they travel.
Locked: A sound offer, then a steady path to closing
When you find the right home, I review what has sold nearby that compares with it, and I tell you how I think the home is priced. You'll see the same sales I'm looking at. Then we talk through price and terms together, and you decide what to offer.
Once your offer is accepted, there's a series of steps and deadlines before closing, including the inspection, the appraisal and your loan approval. I keep track of the dates and tell you what's needed from you and when. When the inspection report comes back, I go through it with you so you understand your options.
After closing, I'm still here. If you have a question about your home a month or a year later, call me. Real estate may be how we meet, but my hope is that what remains is trust.

Frequently Asked Questions
Do I need to be pre-approved before looking at homes?
Yes, I ask every buyer to be pre-approved before we tour. It tells you what you can comfortably spend and shows sellers your offer is serious. If you need a lender, I have a list I recommend.
What happens in our first meeting?
I walk you through the whole buying process and what each step looks like, and we talk about what you're looking for. You'll leave knowing what comes next.
How do you help me decide what to offer?
I review comparable homes that have sold nearby and tell you how I think the home is priced. You see the same information I do, and you decide on the offer.
