What Your Erie Home Is Worth, Explained

A price range built from real comparable homes, with a video that explains it.

A number you can understand

If you've asked "what is my home worth in Erie?" you've probably already seen an online estimate. Those are a starting point. They're built by a computer from public records, and the computer has never been inside your house. It doesn't know you finished the basement, replaced the roof or back onto open space.

A home value report from me is different in two ways. A person who knows the area puts it together, and I explain it. You'll see which homes I compared yours with and why, so the number makes sense to you.

It's free, and asking for one doesn't obligate you to anything. Many people ask because they're curious, planning ahead or helping a family member.

How I put your report together

I'm Carol Vanlandingham, a REALTOR® with eXp Realty in Erie, Colorado. I've lived in this area for over 31 years. Here's what goes into your report:

  • Recent sales of homes like yours. Similar size, age and location, with notes on how each one differs from your home.
  • Homes for sale right now. These are your competition, and buyers will compare yours with them.
  • Homes under contract. They show what buyers are choosing today and how quickly.
  • What's specific to your home. Updates, condition, lot and anything else you tell me about.

You get a price range, not a single magic number, because where a home sells inside that range depends on condition, presentation and timing. This is a market analysis from a real estate agent. It isn't a formal appraisal, which is done by a licensed appraiser, usually for a lender or a legal matter.

What you get and what happens next

I send your report by email, along with a short video where I walk you through it. You can watch it when it suits you and share it with a spouse or family member.

If you'd like to go further, I can also estimate what you'd walk away with at different prices, after commissions and typical closing costs. That's often the number people care about most, because it tells you what your next step can look like.

For the most accurate range, it helps for me to see the home in person. That's up to you. Some people want a quick starting number, and others want me to walk through first.

After that, the next step is yours. If you decide to sell, the value report becomes the starting point for how we set the price. If you decide to wait, you'll know where you stand, and I'm glad to update the numbers later.

Home values around Erie and Boulder County

Values can differ a lot within a few miles here. Erie sits in two counties, and its neighborhoods range from homes near Old Town to newer communities with single-level ranch homes. Nearby towns each have their own pace. That's why I compare your home with ones that truly match it. See the areas I serve, or read about Erie.

To ask for your report, send me a note with your address and anything you'd like me to know about the home, or call me at (303) 522-3130. Frequently Asked Questions

Is the home value report really free?

Yes. There's no cost and no obligation to list with me. Many people ask for one to plan ahead.

How is this different from an online estimate?

An online estimate is calculated from public records by a computer. My report is built by hand from comparable homes, includes what's specific to your home, and comes with a video where I explain how I got there.

Is this the same as an appraisal?

No. It's a market analysis from a real estate agent. A formal appraisal is done by a licensed appraiser, usually for a lender or a legal matter.
