Selling a Luxury Home in Boulder County

Every home I list gets the same full preparation, marketing and attention.

What luxury means when you're the seller

Selling a luxury home in Boulder County comes with a simple fact: fewer buyers can afford it, so each one matters more. In this area, a home priced around $1.5 million or more is usually what people mean by luxury. At that price there may be only a handful of serious buyers at any given time, and they tend to be careful and well advised.

That changes what a mistake costs. A price that's off, photos that undersell the home or a slow answer to a question can lose a buyer you won't easily replace. The goal is to get the details right the first time, before the home goes public.

Every home I list gets the luxury treatment

I'm Carol Vanlandingham, a REALTOR® with eXp Realty in Erie, Colorado. I don't have a basic package and a premium package. Every home I list gets the same preparation, the same marketing and the same attention from me, whatever its price. I treat every listing as a luxury listing.

What that means for a higher-priced home is that nothing extra has to be asked for. Professional photography, a website for the property, targeted online ads and regular reports are already how I work. With a luxury home, I spend more time on the parts where the stakes are higher: which homes yours is really competing with, how the home is shown, and who is coming through the door.

I've lived in this area for over 31 years, and before I was licensed I fixed and flipped houses. I notice finishes, layout and the quality of the work, and I know how to describe them accurately so the right buyer understands what they're looking at.

Where the extra care goes

The steps are the same ones on my How I Sell a Home page. Here's where a luxury home asks more of each one.

  • Pricing with fewer comparable sales. There are often only a few recent sales that truly compare. I walk you through each one and the homes for sale now, so the price rests on reasons you can see. Read more about how I build the price.
  • Presentation. Buyers at this level compare your home with the best ones they've seen. We decide together what to prepare, and photography is scheduled for when the home looks its best. Any staged or enhanced photo is labeled. See how I get a home ready.
  • Reaching the right buyers. Some of them live here and some are moving in from out of state. Your home is marketed to both. More on that under Impact.
  • Who comes through. I interview and pre-qualify potential buyers, and showings are scheduled around you.
  • Offers. I compare financing strength, appraisal risk, contingencies and timing, not only the price.

I won't promise a price or a number of days. I'll show you what the market is telling us and keep you informed at every step.
