Erie, Colorado: Homes and Neighborhoods
A growing town with a small-town feel, about 15 minutes from Boulder and Longmont.
Living in Erie
Erie, CO neighborhoods have changed a lot in the time I've lived in this area. Over the last 20 years the town has grown a great deal, with many new neighborhoods, and from what I've seen it has roughly doubled in size. It has still kept its small-town feel. Homecoming still brings a parade down Briggs Street.
Erie sits in two counties, which surprises people. West of County Line Road is Boulder County, and east of it is Weld County. The county affects things like property taxes and which offices you deal with, so it's worth knowing which side a home is on. I work both.
People choose Erie for different reasons. Some want a newer home. Some want to be between Boulder and Denver. Some are looking for a single-level home with less upkeep. I can help you figure out whether it fits what you're looking for.

How I serve Erie
I'm Carol Vanlandingham, a REALTOR® with eXp Realty, and Homes by Carol is my real estate practice here in Erie. I've lived in this area for over 31 years and have been licensed for 10. Erie is home base for my work.
For sellers, that means I know how a home in one part of town competes with homes in another, and I price from what buyers are doing right now. Your home is marketed, not only listed, and you get regular updates from me after it goes live. The full method is on my How I Sell a Home page.
For buyers, it means I can tell you what daily life is like here, not only what a listing says. I walk you through each step before you reach it. See how I help you buy.
My clients have given me a 5.0 rating across 27 Google reviews. Either way, you make the decisions and I make sure you have what you need to make them.
Erie neighborhoods and communities
Erie has many neighborhoods, and they differ in age, home style and what's within walking distance. These are some of the ones I work in most:
- Erie Village
- Northridge
- Wildflower
- Lost Creek Farm
- Kenosha Estates
- Morgan Hill
- Compass
I'm adding a page for each one. Until then, ask me about any of them, or about a neighborhood that isn't on this list. I'm glad to tell you what the homes are like and drive through with you.
Homes in Erie
Because so much of Erie was built in the last 20 years, many of the homes are newer. You'll also find older homes closer to the center of town.
Several neighborhoods built by Boulder Creek Builders have single-level ranch homes designed for lock-and-leave living, meaning less exterior upkeep and an easier time leaving for a trip. If that's what you're after, my page on downsizing and right-sizing explains how I help with that kind of move.
I don't post price figures here, because they change month to month. If you'd like to know what homes are selling for in a specific neighborhood, or what yours might be worth, ask for a free home value report and I'll send you current numbers.
Getting around and what's nearby
Erie is about 15 minutes from Boulder and from Longmont, about 35 minutes from Denver International Airport and about 40 minutes from Denver, depending on traffic.
In the middle of town there's a rec center with a large pool with lap lanes, plus classes. There are plenty of new restaurants, a local post office, and a farmers market on Thursday evenings in summer.
As the town has grown, the number of elementary schools has more than doubled and there are more middle school options. There is one high school. For details on any school, I'd point you to the school district so you can look at the information yourself.
