Helping Aging Parents Move to the Right Next Home
A patient plan for the whole family, at the pace your parent sets.
A family decision, not only a home sale
Helping aging parents move usually starts with worry. The stairs. The yard. A fall, or a close call. The drive that's getting harder. You can see that the house isn't working anymore, and you may not be sure your mom or dad sees it the same way.
This kind of move involves more people and more feelings than most. Your parent is leaving a home that may hold fifty years of their life. Brothers and sisters may live in different states and have different opinions. And somebody, often you, ends up holding the to-do list.
It helps to have one person outside the family who knows the steps, keeps everyone informed and isn't in a hurry. That's the part I play.

How I help families through it
I'm Carol Vanlandingham, a REALTOR® with eXp Realty in Erie, Colorado, and I've lived in this area for over 31 years. Here's how I approach a move like this.
Your parent is my client, and their voice comes first. I talk with them directly, at their pace, and I listen to what they want before I suggest anything. A move that's done with them goes very differently from one that's done to them.
The family hears the same thing. With your parent's permission, I keep sons, daughters and anyone else involved up to date, so nobody is left out and nobody has to pass messages along.
We make sure the right person signs. If someone is acting under a power of attorney or a trust, the title company and your family's attorney confirm what's needed. I'll help you know what to ask early, so it doesn't delay closing.
No pressure, ever. If your parent isn't ready, we wait. I'd rather have three conversations over six months than push a decision that leaves them unhappy.
What we plan, step by step
We usually work in this order, though every family is different.
- Where next. A smaller single-level home, a place closer to family, or a senior living community. I help with homes for sale, and if a community is the better fit, I can still handle the sale of the house while you work with them.
- What the home is worth. I show you what similar homes are selling for and estimate what the sale would net after commissions and typical closing costs. That number often decides which next steps are possible.
- A plan for the belongings. What goes along, what goes to family, and what's sold or donated. This takes the longest, so we start early and go room by room.
- Getting the house ready. Long-time homes often need a few things. I'll tell you which repairs are worth doing and which to skip, and I can suggest local help.
- Timing the sale and the move. We line up the dates so your parent isn't living through showings longer than needed, or moving twice.
The sale itself follows the same steps I use for every home, described on my How I Sell a Home page. See how I get a home ready for more on that step. For questions about taxes, benefits or paying for care, please talk with an accountant or an elder law attorney. Those answers need to come from them.
If you live far away
Many of the families I help are spread out. If your parent is here in Erie or elsewhere in Boulder County and you aren't, I can be the person on the ground. I can meet contractors at the house, send you photos and updates, and handle documents electronically where that's allowed.
If your parent is the one moving here to be near you, I can help them find a home that fits. My downsizing and right-sizing page explains how I think about single-level and low-upkeep homes, and my areas page shows the towns I work in.
The best first step is a conversation with you, your parent or both. Send me a note or call me at (303) 522-3130. If you'd like a number to bring to a family discussion, ask for a free home value report. You can also read more about me on the home page.
Frequently Asked Questions
Can I sell my parent's house for them?
Only with the right legal authority, such as a power of attorney or your role as trustee, and the title company will need to review the documents. Your family's attorney can tell you what applies. I'll help you get those questions answered early.
My parent doesn't want to move. What should we do?
Start with a conversation and no deadline. I'm happy to sit down with your parent, answer their questions and show them their options. Often what people fear is being rushed, and that eases when they see the choice is theirs.
Can you help if the family lives out of state?
Yes. I can be your local contact, meet people at the house, and keep everyone updated by phone, email or video. Most paperwork can be signed electronically.
