Boulder, Colorado: Homes and What to Know

Home to CU Boulder and Pearl Street, and from January 2027, the Sundance Film Festival.

Living in Boulder

Boulder, CO homes sit in the best-known city in Boulder County and the one that sets the tone for the rest of it. Boulder is home to the University of Colorado Boulder, and the university shapes much of the city's energy and calendar.

It's also a city of businesses and restaurants. Pearl Street is the center of downtown, and the restaurant scene runs from neighborhood spots to places like Blackbelly that people drive in for.

Starting in January 2027, Boulder becomes the new home of the Sundance Film Festival, which has moved here after about four decades in Park City, Utah. The first Boulder festival is set for January 21 to 31, 2027, with screenings in theaters around town and on the CU Boulder campus. Events like that bring a lot of visitors and attention to the city.

How I help buyers and sellers in Boulder

I'm Carol Vanlandingham, a REALTOR® with eXp Realty. I've lived in this area for over 31 years, and my home base is Erie, about 15 minutes away.

In a higher-priced market, small pricing mistakes cost more. If you're selling, I walk you through the homes you're actually competing with, explain how I arrived at the price, and keep working after your home goes live. See how I sell a home, and for higher-priced homes, how I approach luxury listings.

Many of my clients are deciding between Boulder and the towns around it. Part of my job is helping you see what each one offers for your budget and your days. See how I help you buy, or my page on right-sizing if you're thinking about a move out of a long-time Boulder home.

Homes and prices in Boulder

Home prices in Boulder are high. In my experience, Boulder runs higher than the rest of the county, and it pulls Boulder County prices up somewhat. That's one reason some buyers who work or study in Boulder look at nearby towns too.

I don't post price figures here, because they change month to month and vary a great deal from one part of the city to another. For current numbers in a specific neighborhood, or for what your own home might sell for, ask for a free home value report.

One couple I helped had lived in their three-level Boulder home for 37 years. They wanted single-level living but needed to stay close to their doctors and the life they'd built. We found a home in Erie that gave them both, close enough to keep everything that mattered in Boulder.
