Buying a Home in Erie With a Guide Who Explains Everything
An agent who explains every step, so you can decide with confidence.
What buying a home here involves
Buying a home in Erie is a big decision, and most people only do it a few times in their lives. It's normal to worry about paying too much, missing something important or picking the wrong place. Those worries get smaller when someone explains each step before you reach it.
That's how I work with buyers. I listen first, I teach as we go, and I never push you toward a home. If a house isn't right for you, I'll say so, even when you love the kitchen.
How I work with buyers
I'm Carol Vanlandingham, a REALTOR® with eXp Realty, and Homes by Carol is my practice in Erie, Colorado. I've lived in this area for over 31 years. I know what it's like to drive from each town at rush hour, where the trails and rec centers are, and how the neighborhoods differ.
A few things you can count on:
- No question is too basic. I'd like you to ask.
- I tell you what I see. I fixed and flipped houses before I was licensed, so I notice condition and quality, and I'll point out what I'd want an inspector to look at.
- You set the pace. Some buyers find a home in two weekends. Others look for months.
- You decide. I advise. The choice is always yours.
What to expect, step by step
My buying process has four parts, and each one is explained in full on my How I Help You Buy page.
- Ready: a lender pre-approval and a first meeting where I walk you through everything.
- Educated: what your budget buys in the towns you like.
- Aligned: a search built on your real list.
- Locked: an offer based on comparable sales, then help through inspection and closing.
Your part is to tell me what matters, get pre-approved, and ask questions. My part is to find the homes, explain what I see, and keep track of the dates once you're under contract.
Where I help buyers
Erie is home base. It has grown a great deal over the last 20 years, with many newer neighborhoods and a town center with a rec center, restaurants and a summer farmers market. It's about 15 minutes to Boulder or Longmont and about 40 to Denver, depending on traffic. Read more on my Erie page.
I also help buyers across Boulder County and the towns to the east. See all the areas I serve.
If one of these fits you, I've written more: first-time buyers, relocating to the area, and trading up from the home you own now.
When you're ready, send me a note or call me at (303) 522-3130. More about me is on the home page.
Frequently Asked Questions
When should I contact an agent?
As early as you like. Talking before you start touring gives you time to get pre-approved and understand the process, so you're ready when the right home comes up.
Do I need a lender before we look at homes?
Yes. I ask buyers to be pre-approved before we tour. If you don't have a lender, I can share the list I recommend.
What if I'm not sure which town is right for me?
That's common. We can talk through how you live and what you want nearby, and visit a few towns so you can compare them in person.
