Selling Your Home in Erie, With No Guessing

You will know what is happening the whole time, and you make every decision.

What selling your home should feel like

Selling your home in Erie shouldn't feel like waiting by the phone. The most common complaint I hear from people who sold before is that the sign went up and their agent went quiet. They didn't know how many people had looked, what buyers thought, or whether anything was being done.

I work the other way. You'll know what's happening the whole time, in plain words, and you'll make every decision with real information in front of you. That's true whether you're selling because you want to or because life changed and you need to.

You also don't have to be ready to list to talk with me. A lot of first conversations end with "let's look again in the spring," and that's a fine result.

Why sellers work with me

I'm Carol Vanlandingham, a REALTOR® with eXp Realty, and Homes by Carol is my practice in Erie, Colorado. I've lived here for over 31 years and have been licensed for 10. Before that I fixed and flipped houses while raising my three boys, so I look at a home the way a buyer and a contractor both would.

Three things set the way I work apart:

  • Your goals come before the price. We talk about your timing, your next step and what you won't compromise on before we look at a single number.
  • I keep working after launch. I watch views, showings and feedback, and I tell you what I see. If something should change, we talk early.
  • You decide. I'm your advisor, not the decision-maker. I'll tell you what I'd do and why, and then it's your call.

My clients have given me a 5.0 rating across 27 Google reviews. I'd like to earn yours the same way, one clear conversation at a time.

What happens, from first call to closing

Every home I list goes through the same four parts, which I call the Epic Seller Advantage System. Here's the short version, with a link to the full explanation of each.

  • Equity: your goals, then a price built from the homes you're competing with right now.
  • Presentation: getting the home and the photos right before anyone sees it.
  • Impact: putting your home in front of buyers, including ones who weren't searching yet.
  • Campaign: a planned launch, regular updates and every offer compared side by side.

What you'll do: tell me what matters to you, get the house ready with a short list we agree on, approve the photos and description, and choose among offers. What I'll do: everything else, including tracking every deadline once you're under contract.

You can see the complete list of what's included on my How I Sell a Home page.

Selling in Erie and the towns nearby

Erie sits in two counties. West of County Line Road is Boulder County, and east of it is Weld County. I work both sides, and I know how a home in one of Erie's newer neighborhoods competes differently from one near Old Town. My Erie page has more about the town.

I also list homes across Boulder County and the towns just to the east. The areas I serve are all listed in one place.

If your move is tied to a bigger change, I've written about a few of those situations: downsizing and right-sizing, selling during a divorce, and selling after the loss of a spouse.

The easiest first step is a free home value report. Or send me a note and we'll set up a time to talk, with no pressure and no obligation. More about me is on the home page.

Frequently Asked Questions

What's the first step to selling my home?

A conversation about your goals and timing. After that I look at your home and the homes it will compete with, and I show you what it could sell for and what you'd walk away with. You decide whether and when to list.

Do I need to fix everything before I list?

No. We walk through together and I give you a short list of what's worth doing and what I'd skip. Often a few small things make the biggest difference.

How often will I hear from you once my home is listed?

Regularly, and any time something changes. I track views, showings and buyer feedback and share what I'm seeing, so you're never left wondering.
