How I Sell a Home: The Epic Seller Advantage System

My Epic Seller Advantage System: goals-first pricing, professional presentation, targeted marketing and a planned launch for sellers in Erie and Boulder County.

The short version

A lot of homes get priced off a few recent sales, put on the MLS, and then left to wait. The sign goes up, the agent goes quiet, and the seller spends weeks wondering what's happening. I work differently, and I want you to know exactly how before you decide anything.

I call it the Epic Seller Advantage System. It runs from our first conversation about your goals all the way through closing and beyond, and it's built on four parts:

  • Equity: your goals first, then a price built from the market you're actually competing in.
  • Presentation: your home ready to make a strong first impression before anyone sees it online.
  • Impact: getting your home in front of buyers, including the ones who aren't searching yet.
  • Campaign: a planned launch, active management after it goes live, and every offer judged on the complete picture.

Through all of it, you'll always know what's happening. You make the decisions. My job is to give you the information and the plan to make them with confidence.

Equity: Your goals come first, then the number

Before we ever talk about price, we talk about you. When do you need to move? What do you need from the sale to make your next step work? What matters most: the highest price, an easier timeline, or the least disruption during a hard season? Is there anything you won't compromise on? For many of my clients, the sale is part of a bigger change, like a divorce, the loss of a spouse, an empty nest or a parent who needs more help. The plan has to fit that life, not a standard template.

Then we look at the numbers. A price built only on a few older sales can miss what's happening right now. I look at the homes you'll actually be competing with today, what's under contract and how fast, what recently sold and for how much, and how buyers in your price range are behaving this month. I'll walk you through the comparable homes one by one and show you why each one matters, so the price makes sense to you and isn't just a number I hand you.

I'll also put together an estimate of what you'd walk away with at different prices, after commissions and typical closing costs, so you can see how each option affects your next step. If you're buying again, we'll talk about how the timing of both moves fits together.

Sometimes this conversation shows that now isn't the right time to sell. If that's what the numbers and your goals say, I'll tell you. "Not yet" is sometimes the best advice I can give, and I'd rather earn your trust than rush a decision. You can start this step anytime with a free home value report.

Presentation: Ready before anyone sees it

Most buyers meet your home on a phone screen first. They scroll through photos in a few seconds and decide whether it's worth a closer look. That first impression decides how many people come through the door, so we get it right before anything goes public.

We start with a walkthrough together and a simple list of what will help the most for the least effort and money. Sometimes it's decluttering a few rooms, touching up paint, cleaning up the yard or adding fresh flowers at the front door. Sometimes the home is already ready. I'll tell you what I'd do and what I'd skip. If you'd like more help, I can bring in a professional stager for a consultation.

Then every home gets professional photography, scheduled for when the house and the light look their best. If you'd like, we can add video or a virtual tour so buyers can walk through from anywhere. Where an empty room is hard to picture, virtual staging can help buyers imagine living there. Any staged or digitally enhanced photo is always clearly labeled, because buyers deserve to know what they're looking at.

I write the description myself. It covers the features that matter in plain, accurate words: the layout, the updates, what's nearby, and what makes the home different from the others in its price range. Nothing is exaggerated, because a buyer who feels misled online walks in looking for problems. A buyer who feels the listing was accurate walks in ready to like the home.

Before launch, you'll see the photos and the description and give your approval. Nothing goes out under your address that you haven't seen.

Impact: Reaching buyers, not just waiting for them

Putting a home on the MLS matters. It sends your listing to more than 100 home search websites, including Zillow and Realtor.com, and to every local agent. Your home also gets its own property website, a For Sale sign and a lockbox so agents can show it easily. But the MLS mostly reaches people who are already searching. Many buyers start looking only after they see something that catches their eye, and those buyers are worth reaching too.

So your home gets marketed, not just listed. Depending on the home and the price, that includes:

  • Posts on my social media and on neighborhood sites like Nextdoor, with the photos and video.
  • Targeted online ads that show your home to people in the right area and price range, including people who weren't actively searching yet.
  • A direct message to local agents who work with buyers, so they hear about your home before their clients find it on their own.
  • An open house, with follow-up to the people who came through.

This is also where I'm putting the most work into getting better. I'm currently working with a real estate marketing coach who teaches how to reach the right buyers through targeted online campaigns, and I'm applying what I learn to my sellers' homes here in Erie and Boulder County.

I won't promise you a number of views or a certain result. What I will do is show you what's running, who it's reaching and how people are responding, so you can see the marketing working instead of taking it on faith.

Campaign: A planned launch, then I keep working

The first week a home is on the market is the most important one. That's when interest is highest and every buyer in your price range takes a look. So instead of picking a listing date and hoping, we plan the launch.

Often that starts with a short coming-soon period to build interest before the home goes live. We pick a launch day that gives buyers the best chance to see it before the weekend. For example, a Thursday launch puts your home in front of buyers right before they plan their weekend showings. An open house that first weekend gives everyone a chance to walk through.

After launch, I keep working. I track how many people are viewing the listing, how many showings we get, and what buyers and their agents say afterward. I compare your home with new listings that come on nearby. If the numbers tell us something needs to change, whether it's the photos, the marketing or the price, we talk about it early instead of waiting weeks to react. You'll get regular updates from me with what I'm seeing, so you're never left wondering.

When offers come in, I look at the complete picture, not only the price at the top. How strong is the buyer's financing? Is there a risk the home won't appraise at that price? What contingencies are attached, and what's the closing timeline? Can this buyer actually close? The highest offer isn't always the best one, and I'll walk you through each offer side by side so you can choose with confidence.

Once we're under contract, I stay on every deadline through inspection, appraisal and closing, and I keep you informed at each step. And after closing, I'm still here. Real estate may be how we meet, but my hope is that what remains is trust.

Frequently Asked Questions

How do you decide on a list price?

We start with your goals and timing. Then I look at the homes you'll actually compete with today, what's going under contract and how fast, and recent sales, and I walk you through each comparable home so the price makes sense to you.

Will I know what's happening after my home is listed?

Yes. I track views, showings and buyer and agent feedback, and I send you regular updates with what I'm seeing. If something needs to change, we talk about it early.

Do I have to take the highest offer?

No, and sometimes the highest offer isn't the strongest one. I compare every offer on financing strength, appraisal risk, contingencies and timing, and you choose the one that fits your goals.

What if I'm not sure I'm ready to sell?

That's a good time to talk. We can look at your goals and your numbers with no pressure to act. If the right answer is "not yet," I'll tell you.
