Relocating to Erie and Boulder County
A local guide of 31 years, so you know the area before you choose a home.
Moving somewhere you don't know yet
Relocating to Erie or anywhere in Boulder County means making a big decision about a place you may have visited only once. Listings show you houses. They don't show you what the drive to work is like at 7:30 in the morning, where you'll buy groceries or how a town feels on a Saturday.
People moving here often tell me their biggest worry is choosing the wrong community, or buying before they understand the area. That's a reasonable worry, and the answer is local knowledge and enough time to use it.
How I help people moving here
I'm Carol Vanlandingham, a REALTOR® with eXp Realty in Erie, Colorado, and I've lived in this area for over 31 years. I introduce you to communities, not only properties.
- Video tours. When you can't be here, I walk through homes and neighborhoods with you by video, so you can see the street, the yard and the things photos leave out.
- Daily life, town by town. Drive times, recreation, shopping, healthcare and what's close to what.
- People I trust. Lenders, inspectors and other local resources you'll need.
- A plan around your dates. We work backward from your start date so you aren't rushed at the end.
Much of my relocation work is with physicians moving to the area. I've put together a physician relocation packet with a lot of local information, and I'm glad to send it. Send me a note and ask for it.
How a long-distance search works
The steps are the same as for any buyer, and they're laid out on my How I Help You Buy page. A few things work differently from a distance.
We start with a call. I learn how you live, where you'll be working and what you want nearby. Then I suggest a few towns to look at.
You get pre-approved early. I ask every buyer to do this before touring, and it matters even more when you may need to decide during a short visit. See getting ready.
We narrow the list by video. By the time you travel, you're seeing only the homes that are real contenders.
We use your visit well. I plan the route so you see homes and get a feel for each town in the same trip.
Paperwork from wherever you are. Most documents can be signed electronically, and I keep track of the dates for you.
Getting to know the area
Erie is about 15 minutes from Boulder and from Longmont, about 35 minutes from Denver International Airport and about 40 minutes from Denver, depending on traffic. It sits in two counties, with Boulder County west of County Line Road and Weld County to the east. The town center has a rec center with a large pool, restaurants and a farmers market on Thursday evenings in summer. There's more on my Erie page.
I also work in the surrounding towns, each with its own character and price range. You can see them all on my areas page.
If this is also your first purchase, my page for first-time buyers may help. You can read about everything I do for buyers, or start at the home page. When you're ready to talk, send me a note or call me at (303) 522-3130.
