Can I Buy a Home in Boulder County Without Seeing It in Person?

Title card for the article: Can I Buy a Home in Boulder County Without Seeing It in Person?

Yes, you can buy a home in Boulder County without seeing it in person, and some people do. It works best when you plan for it. Get pre-approved early, have your agent walk you through the home and the street on a live video call, get a professional inspection, and sign most of the paperwork electronically. Most of my relocation clients land somewhere in between. They narrow their list by video, then make one trip to see their top choices and get a feel for each town.

Buying from far away comes down to preparation and trust. You're making a big decision about a place you may have visited only once. The goal is to see enough, ask enough and check enough that the decision feels clear, even from another state.

Is buying a home sight unseen a good idea?

It can be, if you go in with your eyes open. A video tour shows you a lot. It can't show you everything. You won't smell the basement, feel how the floors sound underfoot or hear the street from the bedroom window unless someone tells you.

That's why the person holding the camera matters. Before I was licensed, I fixed and flipped houses, so I notice condition and quality. I'll point out things like the age of a roof or work that looks rushed, and I'll tell you what I'd want an inspector to look at. I'm not a home inspector, and I'll always recommend a professional inspection, but I'll tell you what I see, good and bad.

Some buyers are comfortable buying from video alone. Others want to stand in the kitchen before they commit. Neither one is wrong. We'll decide together what you're comfortable with, and you make the final call.

How does a video home tour work?

When you can't be here, I walk through the home with you on a live video call. You tell me where to point the camera. We open closets, look under sinks, step into the backyard and walk out to the street. I'll show you what's next door, what you see from the main rooms and how the home sits on the lot.

Ask me to slow down, go back or look at something twice. That's the point. Listing photos are chosen to show a home at its best. A live video lets you see what the photos leave out.

I also like to talk about the drive. If you'll be commuting, I can tell you what the route is like. We can talk about where you'll buy groceries, where the nearest rec center is and what else is close by. I've lived in this area for over 31 years, so a lot of that comes from my own daily life.

How do I buy a home from out of state, step by step?

The steps are the same as for any buyer, and they're laid out on my How I Help You Buy page. Here's how they work from a distance.

Step 1: Start with a call

I learn how you live, where you'll be working and what you want nearby. Then I suggest a few towns to look at.

Step 2: Get pre-approved early

I ask every buyer to be pre-approved before touring. It matters even more from a distance, because you may need to decide during a short visit or right after a video tour. If you need a lender, I have a list I recommend, and you're free to use anyone you choose.

Step 3: Narrow the towns, then the homes

Each town here has its own character and its own price range. We talk through drive times, recreation, shopping and healthcare in the places you're considering, and we look at what your budget buys in each. Then we start touring homes by video.

Step 4: Plan your visit, if you're making one

By the time you travel, you're seeing only the homes that are real contenders. I plan the route so you see homes and get a feel for each town in the same trip.

Step 5: Make an offer you understand

When you find the right home, I show you what has sold nearby that compares with it, and I tell you how I think it's priced. You see the same sales I'm looking at, and you decide what to offer.

Step 6: Inspect, and have someone there

Get a professional inspection. If you can't be there, I can. You can join by phone or video, and I'll go through the report with you afterward so you understand your options.

Step 7: Sign from wherever you are

Most documents can be signed electronically, and I keep track of every date in your contract. Ask early how closing will work if you can't be in town, so there are no surprises at the end.

What should I know about the area before I buy?

Boulder County towns sit close together, but daily life can feel different from one to the next. A few facts help people get their bearings.

  • Boulder is home to the University of Colorado Boulder, Pearl Street and many businesses and restaurants. Starting in January 2027, it's also home to the Sundance Film Festival. More on my Boulder page.
  • Erie is about 15 minutes from Boulder and from Longmont, about 35 minutes from Denver International Airport and about 40 minutes from Denver, depending on traffic. It sits in two counties: west of County Line Road is Boulder County, and east of it is Weld County. More on my Erie page.
  • Longmont is about 15 minutes from Lyons and from Boulder, with a quick drive to the airport on the E-470 toll road and bus service around town. From most neighborhoods you get a view of Longs Peak.
  • Niwot is a small town on State Highway 119, about halfway between Boulder and Longmont, with a historic Old Town along Second Avenue.

When we look at a specific address, it's worth confirming which county it's in and which school district serves it. Boulder is in Boulder Valley School District. Longmont and Niwot are in St. Vrain Valley School District. Lines can be different from what you'd guess, so we check each home.

What if I'm a physician moving to the area?

Much of my relocation work is with physicians moving to the area. I've put together a physician relocation packet with a lot of local information, and I'm glad to send it. Ask for it when you get in touch, and you can read more on my relocation page.

What mistakes do people make buying a home from far away?

These are the ones I'd most like you to avoid.

  • Choosing the house before the town. A home can look right in photos and still put you far from work or the things you do every week. Pick the town first.
  • Trusting photos alone. Photos are a starting point. A live video tour, with you asking the questions, shows you much more.
  • Skipping the inspection. When you can't see a home yourself, a professional inspection matters even more.
  • Waiting to get pre-approved. From a distance, things can move quickly. Be ready before you need to be.
  • Asking about the drive at the wrong hour. A route that takes a few minutes at noon can feel different at rush hour. Ask about the time you'll actually be driving.
  • Wiring money without calling first. Before you send any money, confirm the wiring directions by phone, using a number you already know.
